Game Help: House Sales
Home sales are very similar to lot sales and if the time comes in which
you decide to sell your house, you can use the HOUSE SELL command. This
must be done from the entry location of the home and will list the house
as up for sale.
These same commands also govern shops, which are bought, sold, rented,
and transferred identically to homes - use whichever of HOUSE,
HOME, or PROPERTY comes naturally to you (e.g. PROPERTY
TRANSFER <player> works exactly like HOUSE TRANSFER <player>).
Civic buildings (banks, estate agents, and similar city infrastructure)
and chartered buildings (clanhouses, guildhouses) are never privately
bought, sold, rented, or transferred through these commands - those
remain the settlement's or organisation's own property.
Selling Your Home
By default, the home will be listed for sale at the price it was last
purchased for, however you can use the command HOUSE PRICE <cost>
to change the sale price. This command can be issued whether the home is
for sale or not, so one could theoretically increase the value of their
house prior to even listing it for sale. You may also set the price
directly when listing by using HOUSE SELL <price>. Note, a house
listed for a price of 0 cannot be purchased by someone attempting to use
the HOUSE BUY command.
Buying a Home
Homes for sale can be purchased at an Estate Agent using the BUY
command, or directly from the entryway of the home using HOUSE BUY.
A house sales tax may be applied by the settlement, deducted from the
sale price before the seller receives their coins.
Renting Out Your Home
As a home owner, you can list your property for rent to other players.
Stand in the entryway and use HOUSE RENT <price> to set a monthly
rental price. Use HOUSE RENT 0 to make the rent free if the unit is
currently occupied, or to unlist it if it's vacant. Use HOUSE RENT
with no arguments to view the current rental status, tenant, and any
missed payments. Changing the price always notifies the current
tenant, and HOUSE RENT LOG reviews the property's full rental
history (payments, misses, evictions, price changes).
Rent is collected automatically at the start of each Mystavarian month
from the tenant's local bank account. If the tenant cannot pay, a
strike is recorded instead of an automatic eviction - see HOUSE
EVICT and HOUSE RENT FORGIVE below, and RENTALS to review
every rental you own at a glance. A rental income tax may be applied
by the settlement, deducted from the rent before you receive your
share.
Evicting a Tenant
Use HOUSE EVICT, either standing at the property or from anywhere
in the territory/zone with HOUSE EVICT <alias> (useful if you can't
physically reach a tenant-occupied entry), to remove the current
tenant. This is a deliberate choice on your part, not an automatic
"cycle it back onto the market" action - the listing comes down along
with the tenant, and you'll need to use HOUSE RENT <price> again
if and when you want a new one. Add WIPE (e.g. HOUSE EVICT
WIPE or HOUSE EVICT <alias> WIPE) to also destroy the lock and
every key ever cut for it, for a fee paid to the local locksmith -
otherwise only the evicted tenant's own key(s) are retrieved and
returned to you. If a tenant falls behind but you'd rather not evict
them, HOUSE RENT FORGIVE (<alias>) wipes their accumulated
strikes with no payment required.
A city-owned property works the same way for that settlement's Crown,
Consul, or Patron - including HOUSE RENT <price> to set or change
its rent, and HOUSE SELL/PRICE/UNLIST for a sale listing.
CITY RENTALS additionally lets Crown/Consul/Patron manage every
city-owned rental in the settlement remotely, without needing to
stand at each one.
Renting a Home
To rent a home listed for rent, visit an Estate Agent and use the
RENT <alias> command, or stand in the entryway and use HOUSE RENT.
Your first month's rent will be taken immediately from your local bank
account. Subsequent months are collected automatically. If you ever
want out, HOUSE LEAVE ends your own tenancy at any time, no
penalty.
Unlist Your Home
If you no longer wish to sell your home, simply stand in the entryway and
issue the command HOUSE UNLIST to remove it from being listed for sale.
Should you wish to relist it, you may use HOUSE SELL again.
Transferring Ownership
It is possible to transfer ownership of a home or shop to another. To do
so, you must stand in the entry and issue the command PROPERTY TRANSFER
<new owner> (or HOUSE TRANSFER <new owner> - both work identically).
Do note, this will be subject to certain restrictions if the property is
within the boundaries of an established settlement. It will not be
possible to transfer a property to someone who has been declared an
enemy of the settlement, and some settlements may not even allow
transfers to non-citizens at all - the recipient is held to the same
standard as anyone buying the property fresh from the settlement.
